32080 homes for sale

If you are looking for a condo or home for sale in 32080 zip code, you came to the right place.

The types of homes on Anastasia Island are that are most look for are:

  1.  Condos – Standard concrete blocks with association fees and no stress. I have no problem with Condos, my retired parents live in one.  Raising a family I personally prefer a single family. Anastasia Dunes is an example.
  2. Town houses –  On the island unless you pay, you are going to have some older models.

 Facts about Anastasia Island

Anastasia Island is the last island on the barrier island located off the north-east Atlantic coast of Florida in the United States. It really starts in the Carolinas and extends down through Georgia. It goes to the Matanzas Inlet. The dimensions of Anastasia Island are 14 miles by 1 mile.

  • Ponce de León discovered the island in  1513 and Pedro Menéndez de Avilés founded the city. I believe the first settlement was on Anastasia Island rather the current city location.
  • The Spanish for Matanzas was built on the south part of the Island in 1740 to protect the island from invasion.
  • The North Park of the Island has the lighthouse built in 1874. I have walked it and it is good exercises. Some people walk it daily as their fitness routine. I prefer running on the beach as its easier on your knee.
  • There are about seven Yoga Studios and a number of alternative type bohemian restaurants like the Gypsy cab café.
  • There is a farmers and craft market every Saturday and Wednesday. You could in theory just shop there and never leave the Island.  We did that for a while.

I am a local expert on houses for sale in St. Augustine Beach.  I not only live here, but live and breathe the Island, mind you and know almost every cobblestone sand dune around the town. I know the island and the neighbourhoods, homes and condos from an insider’s perspective.

Do not just to to Zillow or Trulia searches as they do not know the homes like I do. Search there and call me. Trust me I know these homes inside and out and be in many of them.

Call or text me for the real deal 904-494-8444.

Why? Anastasia Island feels different from any other place I have lived (and I have lived in many places). Unless you are living in Hawaii, you will not find anything comparable on the East Coast.

I do not know if it is because it is the Island life or the air is so fresh or a combination of both, but when I cross the Bridge of the Lions or the 312 bridge from St. Augustine to St. Augustine Beach I feel relaxed. It does not matter if I am coming from Jacksonville or just Palm Coast, I feel like it is home.

I jokingly call 32080 the EU of America. On the island I have met more people from all over Europe than anywhere, and I am duel citizen of the US and Europe.

  • I will give you specific MLS searches not found on the web. Just contact me if you have interest.
32080 homes for sale
Life on St. Augustine Beach is not all sand and sun, this is my wife and daughter in our organic garden where we have a year round supply of vegetables. Note how green everything is.

What is 32080? It is the last of the Barrier Island in North East Florida and is about 18 miles long. It has its own beach police and town municipality, with about six Seven thousand people and a small town atmosphere. Everyone seems to know each other there after a while, at least the people in your weekly circle of travels (mine is Publix, the Anastasia branch library, R. B. Hunt Elementary (good school by the way), and the St. Augustine Beach).

What makes it an Island? On one side the Atlantic Ocean of course and on the other, the Intracoastal waterway, specifically the Matanzas River.

So many of the homes and condos on Anastasia Island all sound and seem the same, it gets confusing.  After a while the names run together. I know the area well, so allow me to be your guide.

  1. Condos – most people including myself live in Condos as it is beach living, I would say over 80%. They are easy purchases and the fees generally low. It is easy living. Many people live here and then travel instead of maintaining a large home.

Condos offer easy maintenance, comfortable living

  2. Homes, you have a choice between beautiful homes of grandeur on the Island in Crescent beach, large normal family homes on the North and center of the Island and small little homes on A through F street and Davis Shores and on the far East side of A1A.
  3.  A few pieces of land not yet developed scattered on the Island.

You also have areas that are hybrids of like Sea Colony but they are for the Great Gatsby types. You also have where I live Seaside Villas, cheap and close to the beach. You have in-between like Anastasia Dunes which are condos of modest price but good standard right on the beach.

Best place to live in St. Augustine
The best place to live in St. Augustine is on Anastasia island if you want the best schools and lifestyle.

Here is my quick list of a few:

  • Ocean Walk – Sophisticated small community, close to the beach and state park, small and quite, near YMCA on Pope Road. It is basically one circle around a block, a sweet spot for people who like for peaceful living, it is not a gate community, all ages, homes, but not too many.
  • The Islander – KB homes town-houses that are cheap per square foot on the Island all new, just close to the road.
  • Preserves – Solid construction, they have everything, pool, gym all kinds of apartments 1br, 2br, 3br, a gated community. well maintain, safe.
  • Seaside Villas – The econo condos on the beach, stroll to the beach, currently improving in terms of maintenance and upgrades. I lived there.
  • Sea Colony – Think exclusive, beautiful with gables and moneyed people conjugate. Community located by the ocean.
  • Anastasia Dunes -My friends live here, nice location across from the beach with very spacious options and no noise. Offers townhomes and new, custom homes.
  • Coquina Gables – The beach and it is beautiful.
  • Woodland – Nice houses you can have your own garden and well maintained, a lot of oaks so it is shady from the summer sun.
  • Sea Grove –  I call this the Michel Scott community from the Office. If you watch the Office when he bought his house/condo. It is very large town-houses and homes. I have friends who love it there. Community pool and a picnic area.
  • Sea Oaks – I call this Mark’ place as I would live in there. Looks like New England Homes in 32080. Homes have a good sized lots, private feel, close to the beach
  • Magnolia Dunes – cheaper version of Island Hammock, well maintained single family homes. Green well established homes on the Island I would love to live here. It is not new but they are solid and custom-built.
  • Serenity Bay –  They are uniform homes two floors a few bedrooms they all look the same, with different colors. I good starter home.
  • Ceder Ridge – Next to nautical way, these are single family homes, HOA is cheap, almost like DR Horton type, usually one floor.
  • Island Hammock – custom, spacious homes in the heart of Anastasia Island, gated community, high end place.
  • Sunset Point – good elementary school minutes away, inter coastal water views for kayaking and fishing.
  • Lions Gate – single family cookie cutters, well landscaped, picture perfect neighborhood.

The following are the ones I personally recommend or go to but there are a lot more. Just have not had time to explore them all. Some of them like the beach has multiple activities, from surfing to collecting shells to yoga on the beach.

If you live here you do not really need to go on vacation, as you live in vacation land. Some people say you do not need a job as you get paid in Sunshine. Those are reckless words, unless you are independently wealthy.

Historical note: Juan Ponce de León landed on Anastasia Island and Menéndez de Avilés founded a settlement there. The Timucuan Indians predate them both. Coquina which is a natural shell and stone formation on the island and was very solid material for building material. It has lasted hundreds of years. The history of the Island is connected to the history of the Spanish, French and English in the age of sail.

For information about building go to Homes St. Augustine Beach – and there will be information if you are looking to build your home on Anastasia Island rather than buy a home 4 sale. If you are looking for short sales, forecloses and a deal I can help.  I am a cheapskate and love to look for bargain homes that are quality, just undervalued because of market conditions.
